Reserve Early Check-In / Late Check-Out for a fee of only EUR50 for up to 3h ( i.e. Check-In from 14:00 h / Check-Out until 13:00 h), or as agreed.

Authorization: The Tenant should be present at Check-in, at Check-out, and must be lodging at the property during the entire length of the stay. The Tenant can authorize an other guest to perform the personal Check-In or the Check-Out performed with the Landlord by completing the Third Party Authorization Form here.

Self-Catering Holiday Property. The Tenant provides own groceries and household goods, e.g., soaps, shampoo, detergents, toilet paper, towels etc. Click here for things to bring with you.

Guests:

Suitable for families, friend gatherings, birthdays, anniversaries, intimate wedding celebrations, reunions, events, workshops and team-building courses of up to total 18 participants, including renting guests and children above 2 years old. No more than 18 guests in total, including visitors, are permitted on the premises at any time. Exceptions may be granted. People other than those travelling with the Tenant may not stay overnight in the Holiday Property. Any person in the property is the sole responsibility of the Tenant. Children, infants and babies of all ages are welcome.

Not suitable for wild bachelor and bachelorette parties, rough festivities and functions, or school trips.

Inventory and Amenities: Individual inventory lists are displayed in each accommodation. Please check that the inventory is complete on arrival. Discrepancies can only be reported and accepted within 24 hours of arrival. Check here for amenities and what to find in each accommodation.

Security: The Tenant assume all risks of any harm arising from their use of the premises or others whom they invite to use the premise related to the use of any provided pool, Jacuzzi tub, appliances, BBQ’s, roof terraces etc. including any illness or injury. Observe and follow the displayed or explained use of facilities, pool and jacuzzi security signage. Do not allow children to be outside the gated premises, on the rooftops, around BBQ’s, pool and jacuzzi, except with adult supervision. The Landlords are not responsible for the loss of personal belongings or valuables of and harm or injuries to the guest. We recommend the following:

Entrance gate: Keep the main gate locked at all times.

Villa/Chalet/Studios: Always keep your entrance door and windows locked when not inside and overnight. Keep the entrance keys with you at all times. Additional costs for maintenance, locksmith, lost key replacement and emergency call-out charges will apply.

Safes: A safe deposit box is provided free of charge in each bedroom. Follow instructions to set your personal code. Before the end of your stay, collect your belongings and leave the safe open. Additional charges will apply for locksmith and emergency call-out charges.

Care and Damages: All of the rental units are privately owned. The Tenant and their guests agree to look after and respect the accommodations, grounds, gardens and all content and keep them in good order and secure. On the day of Check-Out, the Tenant and their guests will leave them in the same tidy state in which they found it upon Check-In. Only use appliances for their intended uses. The Tenant will be responsible for any damage to the rental property that is caused by the Tenants, his/her lodging guests or any third person during the booked stay. All contents and furnishings of the Holiday Property belong to the Landlord and are subject to change without notice. Furniture, bedding, mattress pads, kitchen equipment, utensils or any other property supplied with the rental property must not be moved, taken out or transferred from one rental property to another. Loss of these items, as well as damage to the property or furnishings in excess of normal wear will be charged to the Tenant. Each property is inspected by the Landlords’ staff at the conclusion of the Tenant’s stay. If something should break, the Tenant must notify the Landlord immediately so that a timely replacement can be made. Guests are not permitted to alter the wiring of any television, home theatre, electrical installations, internet connections or gaming equipment.

Pets and animals are not allowed on premises due to previous bad experiences.

Smoking is allowed outside the accommodations on paved areas within the boundaries of the Holiday Property. Thank you for not smoking inside the apartments due to potential allergic reactions of future Guests. Cigarette waste must be disposed securely in order to avoid fires. Damage from cigarette burns or for odor removal will be charged at full replacement cost to the Tenant. Cigarette waste, ashes and burns found inside a unit will be considered as a violation of the no-smoking policy.

Outdoor noise should be kept at reasonable levels. The speed limit of 10 km per hour is recommended on off-roads, securing privacy and tranquility to neighbors and wildlife. The Landlord is not responsible for the actions of other properties or road conditions in the area.

The properties cannot accommodate extra beds for adults or children.

Suntan Oils, Self-tanning Creams, Hair dye: Take care not to sit on furniture and use bedding or rented towels when using these products as they are impossible to remove and therefore, damage charges might apply. Sun creams: Shower off sun creams before using the pool/jacuzzi. Any residues create smearing, block pool/jacuzzi water filters and affect the water quality negatively. Sun loungers, mats and sunshades are made available for free, but must be reported and replaced if damaged. Towels: Please do not use bathroom face or shower towels outside the accommodations but use pool towels instead.

BBQ's: Due to high risk of bush fires and regional regulations, only use the provided gas BBQs (16th October to 31st May) or electrical griddles (1st June to 15th October) in the allocated area. Use of your own BBQs of any kind (i.e. charcoal, gas, electric) are prohibited. Keep the provided BBQs away from wind, kids, pets, shrubs or dry/flammable materials. Avoid using liquid fuel. Never leave BBQs unattended. Keep a bucket of water/sand nearby for emergencies. Extra-large electric table grills are offered as suitable alternative in case of restrictions. Do not put charcoal or any other damaging items in or on the provided gas or electric BBQ's. Minimum charge as a result for extra cleaning requirements or damages starting from EUR50.

Fireworks, flares, candles, shisha pipes or any other hazardous materials shall not be used in or around the property due to extreme bushfire danger in the surrounding mountain and dry nature setting.

Parking spaces are mainly for motorcycles and up to 6 regular cars. Motor homes, vans, boat trailers, etc. may not fit. Parking on the public road is not permitted. Any illegally parked vehicles are subject to towing; applicable fines or towing fees are the sole responsibility of the Tenant.

Pool/Jacuzzi: Our housekeepers drain, sanitize, check, refill and replenish chemicals prior to the Tenant’s arrival. The freshwater pool is not heated but is open all-year-round due to the mild climate. When not using the pool, put safety cover on so pool will stay warm. Diving is strictly prohibited. Should the Tenant desire to rent the Jacuzzi the Tenant must notify the Landlord a minimum of 1 day prior to the Tenant’s desired usage in order to have the water pre-heated. Hot tub covers are for insulation purposes and are not designed to support a child, person, persons or heavy objects. Covers break easily and the Tenant may be charged for replacement. When not using the hot tub, leave safety cover on so hot tub will stay warm. There is always a possibility of unexpected repairs which do not give the Tenant the right to refund of paid rental amounts, neither in part or in full.

Glass: Please, do not use breakable glassware and bottles around the pool/spa area but use plastic cups only. Any broken glass falling into, water contamination by foods, drinks or blood will require emptying the pool/Jacuzzi. Report incidents immediately and refrain from using the pool/Jacuzzi until inspected. Additional costs for maintenance/emergency call-out charges might apply. There is always a possibility of unexpected repairs.

Awnings and parasols: Please roll-in all awnings and close all parasol umbrellas during gusts of wind, before going out and each night. Sudden strong winds or rains cause them severe damage. Awnings and parasols are made available for free but must be reported and replaced if damaged.

Air-Condition and Heating: It will only work effectively when all windows and doors are being kept shut. The A/C unit may switch off if no movement in the room is detected or if a window or door are left open. Please use the A/C economically due to high energy consumption. Re-programming the remote controls might interrupt functioning. Call-out charges of EUR50 will apply to reprogram the device.

Maid Service, Linens and Towels: The linens in the rental units have been inventoried and the rental homes are cleaned prior to the Tenant’s arrival. While bed linens are included in each holiday unit, towels and daily maid service is not. If the Tenant desire housekeeping services, the Landlord can provide the Tenant with a list of Housekeepers and the Tenant may contract with them directly based upon the Tenant’s individual needs. Towel rental is available on pre-order.

The dishwasher in Villa Malaga is programmed to work only with 3-in-1 tablets (salt, detergent, rinse-aid). Fairy Platinum tabs have shown the best cleaning results and are available at most local supermarkets.

Water and Septic Tank: The rural Holiday Property is on drinkable mains water and septic drainage systems. It is very effective however, pipes will clog up if improper material, toilet paper, nappies, wet towels, feminine products or condoms are flushed. Additional costs for maintenance and emergency call-out charges might apply. All septic systems and internal or external pipework might produce a non-harmful and normal slight odor during hot weather. Water is a precious commodity. Due to limited supply in the rural area, please use economically to avoid governmental fines. There is always a possibility of unexpected repairs or imposed regional water restrictions which do not give the Tenant the right to refund of paid rental amounts, neither in part or in full.

Electrics: Please do not use your own electric iron, multi-plug electricity sockets or extension cables as these have caused unexpected power cuts in the past. We offer you such items free of charge when pre-ordered.

Wildlife. Do not approach or feed any wild or domestic animals of any size, including birds.

Trash. The Tenant shall dispose of all generated waste material in public available rubbish and recycling containers on nearby main roads. Doing this daily will avoid attracting vermin, insects or wild or local animals. Charges will apply for undisposed or scattered trash.

Access: The Landlord, employees and agents will have unrestricted pre-announced access to the property, as required.

Firearms and weapons of any kind shall not be allowed on the premises including paint ball guns, pellet guns, BB guns, pistols or rifles.
